The lawyer things
The booking is final when you have paid the downpayment of 10 pct. The remaining balance has to be paid 90 days before the rental date. If the booking is made 90 days or less before your holiday the entire amount is due.
Rental confirmation/number of persons
The booking agreement confirms the tenancy agreement concluded between the tenant and the property owner. The lease is binding. The property may only be occupied by the number of persons listed in the booking agreement (and once more, sorry no pets).
Arrival and departure
Arrival after 5 pm, departure latest at 10 am.
Cleaning
If you want to clean the house during your stay (thank you), you may only use the cleaning-remedies supplied. The house should be left in a tidy condition.
A compulsory final cleaning is carried out.
Please notice: Deep-frying, candle-lights and smoking is not allowed.
Liability for any damage
The tenant takes over during the rental period for all items that are present in the house, and is liable for damages caused by the tenant during the rental period. In case of damage the renter is obliged to inform the property owner. Damage not shown before departure will be repaired at the expense of the renter. Damage caused by the tenant during the rental period will be repaired as soon as possible, subject to customary delivery times and charged to the tenant. On the part of the property owner, no insurance has been taken out, which grants the tenant and his personal belongings insurance coverage during the rental period.
Complaints
If the tenant, contrary to expectations has any complaints, these should be addressed to the property owner within 48 hours after arrival unwriting. Mail thomas(@)uhrskov.dk or telephone +45 40 96 77 70. Otherwise, the tenant assumes liability for any errors and deficiencies.
Termination
In case of withdrawal from the contract more than 90 days prior to beginning of the rental period, you can get refunded for amount paid – except for the down payment. If cancellation happens less than 90 days prior to beginning of the rental period, you will only be refunded if the house is rented to someone else. In that case down payment of 10 pct. will not be refunded. The eventual conclusion of a travel cancellation insurance is the sole responsibility of the renter.
Force majeure
The rental agreement can be terminated by the tenant as a result of cases of force majeure or other circumstances that are outside the sphere of influence of the property owner. This includes the closing of borders due to an epidemic or pandemic (such as has been the case during COVID-19). Under these circumstances the house owner will notify the tenant. The tenant will then have two options:
1) To move rental period to a later period. 2) To get down payment as a gift certificate that can be used for future bookings. If the remaining balance is already paid this amount will be refunded.
Disputes
Any interpretation of the booking agreement remains the responsibility of the court of competent jurisdiction at the place of the property.
